Why Muirfield is its own market
Muirfield Village began selling homes in 1974. Fifty years later there are roughly 2,400 of them, and nearly every one has been updated at least once by somebody with a point of view. Some of those decisions aged beautifully. Some of them are quietly costing the owner money.
That is what makes selling here different from selling in a subdivision built in 2019. Buyers touring Muirfield are comparing a 1980 home that was renovated in 2004 against a 1994 home renovated last year, and they are doing it in a weekend, across six houses, on their phones.
Most sellers guess at what to fix. New carpet nobody asked for. A repaint in a color that dates the house. Meanwhile the one change that would have moved the number never gets made.
Free, and nobody else has it
Forty-nine things Muirfield has an opinion about, what the rules actually say, and what the application costs. Fences, roofs, paint colors, sheds, basketball hoops, solar. Straight out of the Association handbook.
For the families
Dublin assigns schools by street address, not by neighborhood, and the boundaries change for the 2027-28 year. Plus the daycares close enough to matter, starting with the two inside Muirfield.
Every spin lands on something real from a place a few minutes from your driveway. There is nothing to lose, only a question of which one you get. Unless Buckley turns up, and then you go again.
What you actually get
Stephanie and the designer come to you. Room by room, in the house as it sits today. Nothing to prepare, nothing to clean up first.
What is worth doing, what is a waste of money, and roughly what each item runs. Including the things most sellers spend on that buyers never notice.
What the home is likely to sell for as it sits, and what it could sell for after. Then you decide whether the difference is worth the work.
If you decide to sell with someone else, or not to sell at all, the list is still yours. That is the whole arrangement.
Who you are meeting
Stephanie is a REALTOR and an investor in Dublin, Ohio. She buys property herself, which is why a walk-through with her is a conversation about return rather than taste. The question is never whether something would look nicer. It is whether it comes back at the closing table.
Muirfield’s own game show
Stop the board and see what Muirfield owes you. None of it is redeemable and all of it is true. Land on Buckley and he takes the whole pile, because that is exactly what he would do. Four Buckleys and you are out.
Not a thing on that board is redeemable, which is the only honest part of it. The walk-through underneath it is real, it is free, and it is the reason you are here. Claim it here.
No prizes, no claims, no entry, nothing to win. Just a board full of things
this neighborhood has an opinion about. Buckley is not affiliated with the
Muirfield Association, the deer population, or anyone’s hostas.
Buckley has turned up 0 times while you have been here.
He does that.
Tell me a little about the house and I will reach out to find a time. I follow up personally.
