Why Muirfield is its own market
Muirfield Village began selling homes in 1974. Fifty years later there are roughly 2,400 of them, and nearly every one has been updated at least once by somebody with a point of view. Some of those decisions aged beautifully. Some of them are quietly costing the owner money.
That is what makes selling here different from selling in a subdivision built in 2019. Buyers touring Muirfield are comparing a 1980 home that was renovated in 2004 against a 1994 home renovated last year, and they are doing it in a weekend, across six houses, on their phones.
Most sellers guess at what to fix. New carpet nobody asked for. A repaint in a color that dates the house. Meanwhile the one change that would have moved the number never gets made.
